Utility Billing

Individual Utility Charges

The electric and gas utilities in each unit are individually metered and therefore the resident’s sole responsibility. The primary lessee from each unit is required to contact PG&E to set up a utilities account in their name.

Common Area & Shared Utility Charges

Common area electric charges: The owner of the property pays 100%, there is no charge to residents.

Common area gas charges: owner of the property pays 100%, there is no charge to residents.

Common area and shared water, trash and sewer:

Resident will be charged for his/her proportionate share of common area utilities – water, trash & sewer. Resident acknowledges that under the billing method used, Resident may be paying for water and sewer usage in the common areas or in other residential units. Resident further acknowledges and understands that the amount of the monthly bill will fluctuate, depending on actual usage and actual billings from the public utilities.
 
Water – The owner of the property pays 20% of the common water bill. The remainder of the bill is divided between the total number of residents and billed accordingly.

Sewer – The owner of the property pays 20% of the common sewer bill, the remainder of the bill is divided between the total number of residents and billed accordingly.

Garbage – Entire garbage bill is divided between the total number of residents and billed accordingly.
